JOB DESCRIPTION:
The Development Manager is responsible for all aspects of development for multiple large-scale multifamily projects with a focus on planning, entitlement, financial analysis and overall management of the development process from inception to stabilization. This role is for an individual with a passion for real estate development who is prepared to handle a broad array of duties - design, risk management, negotiations, strategy and research.
GENERAL RESPONSIBILITIES:
• Coordinate with Acquisitions Team to research and underwrite new development pursuits including rent comparable analysis, and estimation of permit and impact fees, property taxes, insurance and other project soft cost.
• Manages the due diligence process on new pursuits and develops documentation and recommendations on key findings that may affect the return and financial performance of the proposed deal.
• Draft investment memos and quarterly status reports for active projects, prepare and maintain the financial projections, monthly draw requests and related project analyses.
• Manage the pre-entitlement process by maintaining accurate pursuit cost forecasting and reporting and ensuring pro-forma development budgets and schedules are met.
• Prepare entitlement applications, attend planning meetings with local jurisdiction and City Councils, attend and prepare material for local community outreach.
• Coordinate and manage architectural and engineering consultants to complete project design concept and building plans in accordance with approved scope of work and budget.
• Construction period administration including construction document review, review submittals for conformance with plans and project theme, monitor overall budget and timing on behalf of the owner, coordinate onboard of project to property management group.
• Maintains on-going communications with the executive team, equity partners, and lenders to provide periodic updates on the progress against schedule and budgets, identify and resolves issues that may compromise the project delivery schedule or costs, and responds quickly and with urgency to questions, concerns, and requests for information.
JOB REQUIREMENTS:
• Minimum 4+ years in the Real Estate industry or related field.
• Excellent communication and presentation skills, both verbal and written.
• Strong knowledge of Microsoft Word, Excel and Power Point is required.
• Ability to manage several projects simultaneously through high energy, flexibility and excellent organizational skills.
• Strong processing skills with attention to detail is required.
• Must have the ability to work independently.
• Bachelor’s Degree in Real Estate, Business or related area of study.
