Job Description:
The Superintendent is responsible for providing management at the subdivision level, overseeing and managing all construction and expenditures, as well as job reporting for that subdivision as it pertains to the construction of residential dwellings.
The Superintendent position is available in the greater Sacramento area.
Job Duties:
- Oversees and schedules all construction related activities on a given project or multiple projects for residential housing
- Coordinates with jurisdictional agencies, utility companies, consultants, design engineers, surveyors and subcontractors
- Performs and instructs policies, procedures, philosophies, and paperwork required by company
- Informs the Senior Vice President of problems associated with the construction of the houses on the subdivision
- Analyzes and understands local and national building codes and be able to perform within those stated standards
- Delivers houses within desired timeframes set by the company and the Senior VP
- Manages the construction of a quality home within the standards set by the Senior VP and the company
- Safeguards the job site from hazardous situations and material
- Secures the company's property and protect it from theft, vandalism and damage
- Interacts with the local governing jurisdiction to obtain all required inspections that conform to the master plan approvals
- Analyzes and understand the manufacturer's recommendations of the use and application of their products and be able to manage the use of the product
- Manages all relationships with the company's customers to obtain a professional and successful relationship
- Interacts with the on-site sales staff to help ensure the company's objectives are being met
- Reproduces the model homes built and approved by the company each and every time one of the models are constructed unless instructed otherwise
- Lends support to the company in constructing residential structures from a technical aspect
- Teaches, trains and motivates the Assistant Superintendents (if applicable) to provide them the opportunity to advance their career
- Maintains the inventory in conditions presentable to buyers and within the acceptable standards of the company
- Maintains their subdivision(s) in a condition acceptable to the company, including the construction office (inside and outside)
- Trains the subcontractors to have a thorough knowledge of the policies and procedures of the company
- Manages and controls all direct and indirect construction expenditures for their project(s)
- Reads and interprets blueprints to reproduce the desired results
- Understands construction activities related to the building of residential dwellings and the management needed to produce a complete home
- Walk/inspect every production home, every day. Inside and out.
Job Requirements:
- High School Diploma
- Must have recent experience in running a production housing site
- At least 2 years experience in a supervisory capacity of residential construction; at least one of the years must be in a capacity equal to that of a Superintendent of the company
- OR a minimum of 4 years of experience in a trade related to the construction of residential dwellings
- Bachelor’s Degree in Construction, Engineering or Management preferred
- Must be detail oriented and organized
- Must have strong written and verbal communication skills
- Must have general computer skills
- Must be experienced and willing to do some detail and labor work if necessary
- May work evenings and/or weekends as needed
