Cresleigh Homes is currently seeking an experienced Assistant Superintendent to join our growing team!
The Assistant Superintendent is responsible for providing management at the subdivision level; overseeing all construction, expenditures and job reporting for that subdivision as it pertains to the construction of residential dwellings from drywall texture complete to finish. Assists the Project Superintendent as required. The Assistant Superintendent position is available in Rancho Cordova.
Job Duties:
- Oversees and schedules all construction related activities on a given project or multiple projects for residential housing
- Walk every home and every room that is under your direct supervision on a daily basis
- Accurately update schedules for homes that are under your direct supervision on a daily basis
- Thoroughly understands construction activities relating to the building of residential dwellings and how those activities are managed to produce a complete home
- Analyzes and understands local and national building codes and is able to perform within those stated standards
- Analyzes and understands the manufacturers recommendations of the use and application of their products and is able to manage the use of the product
- Manages the ability to obtain certificate of occupancies within the local jurisdiction
- Delivers houses within desired time frames set by the company and the General Superintendent
- Expedites homeowner orientation letter in an average of fifteen (15) working from work appointment with none exceeding fifty (50) working days from work appointment
- Expedites emergency repairs in average of ten (10) working days with none exceeding twenty-five (25) working days
- Performs quality control inspections on all production homes beyond texture complete stage on a daily basis
- Manages the construction of a quality home within the standards set by the General Superintendent and the company
- Reproduces the model homes built and approved by the company each and every time one of the models are constructed unless instructed otherwise
- Manages all relationships with the company’s customers to obtain a professional and successful relationship
- Maintains their inventory in conditions presentable to our buyers and within the acceptable standards of the company
- Maintains their subdivision(s) in a condition acceptable to the company, to include the construction office trailer inside and around the outside
- Trains the subcontractors to have a thorough knowledge of the policies and procedures of the company
- Manages and controls all direct and indirect construction expenditures for their project(s)
- Thorough knowledge of reading and interpreting blueprints to reproduce the desired results the company has designed
- Safeguards the job site from hazardous situations and materials
- Secures the company's property and protects it from theft, vandalism and damage
- Approves billing for contract work related to supervised trades
- Issues PO’s as needed
- Performs light “hands on work” as needed
Job Requirements:
- High School Diploma
- At least 2 years of experience in a supervisory capacity of residential construction; at least one of the years must be in a capacity equal to that of an Assistant Superintendent of the company
- OR a minimum of 4 years of experience in a trade related to the construction of residential dwellings
- Bachelor’s Degree in Construction, Engineering or Management a plus
- Must be detail oriented and organized
- Must have strong written and verbal communication skills
- Must have general computer skills
- Must be experienced and willing to do some detail and labor work if necessary
- May work evenings and/or weekends as needed
- Must be able to drive a car or truck.
- Must be able to lift 50 pounds.
- Must be able to climb stairs.
- Required mobility around the job site either by walking or use of an automobile.
- Work outside in all weather conditions.
